Location Tiers

Construction costs vary significantly by suburb. We classify suburbs into tiers based on their distance from the CBD, local council fees, and typical site conditions.

Cost Components

  • Base construction: Per-square-metre rates by quality tier
  • Site costs: Demolition, excavation, retaining walls
  • Council fees: Planning permits, building permits, levies
  • Professional services: Architect, engineer, surveyor
  • Fixtures & finishes: Kitchen, bathroom, flooring upgrades
